Bookings are open to all families with children and groups aged 27+ years only please (all guests must be aged 27 or over for group bookings).
A maximum of 8 adult guests (and up to 2 additional children only) are permitted please.

This property is located on the lovely quiet coastal area of St. Andrews Beach, close to surf beaches, the golf course, and the Peninsula Hot Springs. Charltom Hills is a great base to explore the Peninsula or relax out on the deck overlooking rolling pastures. Just a short stroll away, on Paradise Drive, you will find a milk bar for all of your basic amenities, and a little further beyond that, a 1km walk from the house, is the breathtaking ocean back beach. The heart of Rye is also only a short 10-minute drive.

Charltom Hills is the perfect property for a wonderful year-round escape, ideal for a girl's getaway, golf trips, or a family seaside holiday.

Soak up the total serenity of the panoramic rural views as you sit back over a relaxed BBQ dinner, while the kids explore the play equipment and the open green space. Or watch the sunset over the rolling hills while you enjoy a chat and a drink, and on cooler nights, rug up around the fire pit and toast marshmallows while listening to the pounding of the surf in the background.

Inside, you'll find a comfortable, open-plan living area with views over the pastures towards St. Andrews Golf Course. A lovely space to relax and unwind, it offers 3 comfy couches, a cozy wood log fire, Smart TV, and a 10-seater dining table, as well as a recently upgraded kitchen which has all the modern conveniences and appliances to make your stay carefree and easy. You won't go short of indoor entertainment options either, with Netflix, Stan, Foxtel, a DVD player, and of course free WIFI. The third-level loft offers another fabulous small living room that is great as a children's zone or teen retreat.

The air-conditioned master bedroom with queen bed is upstairs and boasts its own ensuite and a private balcony with seating and a beautiful rural outlook. Downstairs, the second bedroom has a queen bed, while the third bedroom has a tri-bunk bed (double on bottom, single on top) and a bunk bed. All 3 bedrooms have a TV and a built-in robe. The spacious main bathroom has a beautiful freestanding spa bath and a separate shower. There is a day bed upstairs in the kids room which can be made up upon request for an additional fee. Please note, this is suitable for children only.

An internal laundry offers a washer, dryer, and ironing facilities, plus a clothesline outside, and detergent is provided. Ample off-street parking is available including space for a boat or jetski.
